Krügel Park

INDUSTRIA acquired in August 2021 a district development in Stein for two special real estate funds, which will be built on the former site of the furniture store Möbel Krügel. This comprises seven apartment buildings with 254 residential units, 278 underground parking spaces and 69 outdoor parking spaces. Two apartment buildings with a total of 5,602 m² of living space are subject to income-oriented public subsidies. The prerequisite for renting is the presentation of a “Wohnberechtigungsschein” (WBS, document certifying the eligibility to rent subsidized rental units). The apartments have 2 to 5 rooms and living areas of approx. 50 to 104 m². Completion of the publicly subsidized part is scheduled for the first quarter of 2023. Marketing has started in the fourth quarter of 2022.

  • The project is located in the Nuremberg suburb of Stein.
  • Stein is characterized by its proximity to nature and serves as a link between the neighboring cities of Nuremberg and Fürth.
  • The city has renovated old town areas with the Wassergasse and its half-timbered houses, which are located directly on the banks of the Rednitz River.
  • Faber-Castell Castle with the adjacent Faber Forest is only 1.5 km away from the project site and can be reached by bicycle within 5 minutes.
  • Directly to the castle also leads the 780 km long bike and hiking trail Burgenstraße, which leads from Bayreuth to Mannheim.


Transport link

  • The project site is connected to the public transport system via several bus stops. From the Nuremberg-Stein stop, 3 km away, subway trains run every 30 minutes to Nuremberg city center, which can be reached within 30 minutes.
  • The project has direct access to the B14 federal highway. From there, the A6, A9 and A3 federal highways are very well connected via the A73.
  • Nuremberg Airport is about 15 km away.
  • Nuremberg has a very well developed rail network with connections to the local and long-distance trains of the Deutsche Bahn (ICE, IC, RE).


Local supply

  • Within a radius of one kilometer around the area there are several kindergartens, elementary school and secondary schools.
  • Daily errands can be done in the nearby Forum Stein shopping center with a supermarket, a bakery and a butcher.
  • Doctors and pharmacies are located in the city center and are also within walking distance.
  • The project development is located in a low-traffic area.
  • The energy generation of the new building quarter is supported by a photovoltaic system on the roof of one of the apartment buildings.
  • A range of car-sharing parking spaces and stations for cargo bikes are part of the district's mobility concept.
